Site Analysis

We start by listening to our Client's requirements and a careful observation of the site specifics. We share these observations, visions, and insights in a series of open-minded dialogues and set the general framework for the design direction.

Programming

Programming continues with attentive conversations and evolving interpretations that yield the quantitative functional requirements for the project. To do this we facilitate frequent and recurring discussions with our Clients about the mood, spirit, and feeling that each space would evoke.

Schematic Design

Careful consideration is given to creating an overall "scheme" and a more specific set of concepts where all elements are coherently and thoughtfully integrated.

Design Development

The appropriate construction systems and building materials are selected, as well as, structural and mechanical components and other key elements specific to the project.

Construction Documents

In this phase, we create a detailed set of documents that incorporate all of the necessary systems and components into a coherent written form to be used for municipal permitting, contractor estimating, and finally a roadmap for the actual construction.
